Scott is one of the best real estate agents I've worked with in my experience with real estate. The economy fell into tough times I was very lucky I found him here on yelp. Like dentist, doctors, and real estate agents.. once you find one you trust you will never sway! When I first worked with Scott I was a difficult client, I had been burnt by so many people so Scott really had to earn my trust. I told him that communication was important and be patient with me, because once I trust you I'm pretty easy going ( I hope he thinks so lol). I just needed him to prove himself to me so that I knew he wasn't a crooked real estate agent. Scott was patient with me and was very empathetic to my situation. He helped me short sale two of my properties and worked diligently to get it closed on the very last day before it almost went to foreclosure. I had moved to LA so I didn't see the madness he went through but I'm sure there were late nights and exhausting paperwork. This is my Thank You to him. !Through this last year we spent many times chatting about my options and he was always honest and straight forward. No BS kind of guy, I like that! I recently closed escrow on an investment property a couple of weeks ago in an area where Scott does not work, so I feel particularly qualified to write this review about my prior experience with Scott as a comparison. I worked with Scott from January - March 2010 to sell our house in Irvine. In selecting a real estate agent, I worked strictly from professional referrals. I interviewed most of them extensively by phone, but Scott suggested we meet in person instead. I found this to be pretty assertive and wasn't exactly sure what to think, as he declined to answer a lot of questions during my initial phone conversation. However, after meeting Scott in person, it was clear that he was in a league all in his own in his knowledge of the area, understanding both buyers and sellers, and having a thorough and accurate understanding of real estate transactions. I selected Scott to represent me in selling my house, but was still wary (as I am of nearly all real estate agents). Scott earned my trust over and over again in the following weeks as he demonstrated an incredible commitment to represent my interests and need to sell my house quickly, and at the best price (I had already purchased another place). Even after securing an offer on my house, he moved forward with full marketing of the house (at considerable expense to himself), including open houses, just to secure additional offers from which to choose. In my transaction, Scott ended up representing both the buyer and seller, which can be a tricky. Scott handled this with the highest of ethical standards and ensured that both sides were treated fairly and equitably, which is often not the case. Scott was always available to answer my questions and provided valuable recommendations throughout the process. His approach to selling my house was bold and assertive compared to the other agents I interviewed (he develops and diligently carries out a full marketing plan), but his method connected me with qualified buyers and provided numerous offers, and allowed me to move with a near perfect 10 day overlap in transitioning between houses. Scott is direct and efficient in conversation, so don't expect a lot of unrequested narrative. If you have questions, ask, because Scott knows the answer or will find the answer for you. He will not tell you what to do, but rather provide you all the information possible to make your own decisions. I were ever to buy or sell in Orange County again, I would choose to use Scott again in a heartbeat. He is simply the best agent I've ever had.

Updating my review after working with Scott to purchase my first home. After initially working with Scott on my lease two years ago, he was my first (and only) choice to work with as we purchased our first home. But the catch was we had decided to move 65 miles north of our previous home (and Scott's territory) in West Irvine. Even so, I still talked to Scott about representing us, because he was far and away the most honest and trustworthy real estate agent I had ever met. Somewhat to my surprise, Scott agreed to represent us in a search in Porter Ranch. And what a great decision it was. Despite the fact we performed an extended search over the course of nearly 6 months, Scott never lost patience. He took the time to learn about a new area he had never worked before. When we found the house that was "the one", Scott was all over it. His market analysis helped us quickly put together a strong offer, and his negotiation skills helped us get an acceptance on our first and only offer. After the initial acceptance Scott guided us through the process, and served as a very level headed voice of reason during some of the more *difficult* moments of the escrow.. Particularly request for repairs. Without him, I might have walked away. I am glad I didn't. We have owned our new home for a month now, and I could not be happier. A bonus is Scott also represented our former landlord in the sale of our previously leased home --- so we got to work with him (and see his skills) on both ends of a transaction. Scott did a tremendous job with the listing of our leased home, putting together a listing package which rivaled any I had ever seen. Scott was also very respectful of us as occupants of the home in showing the home around our schedule. Naturally the home was in escrow in less than a month. Scott is a true professional, and I would recommend him to anyone. Thanks, Scott!

We had a wonderful experience working with Scott on buying our first home in West Irvine. We met Scott at an open house for which he was the seller agent. He was not your typical pushy sales person, but rather, really down-to-earth and honest. We had such a good impression of him that we asked him to be our buyer agent, and it turned out to be a great decision. We had an extremely smooth process, thanks to Scott's good advice, attention to details, and hard work. He was always quick to pick up the phone call, answer emails or schedule house visits. Scott has websites for the properties he is selling with lots of nice information and pictures (we took those pictures everywhere we go furniture shopping, after we bought the place). All the documents can be signed electronically online, so it saved us a lot of travel and time. Since he lives in the same area where we are looking to buy our home, his knowledge about the neighborhood, the houses, etc, were extremely helpful. We are very thankful to Scott for all he has done for us. And would definitely recommend him to anyone who is looking for houses in the West Irvine area.

Scott did an excellent job in helping my wife and me to rent out our condo in Irvine. I appreciated his honesty and good advice. My husband and I met Scott a few years ago when he was walking around the neighborhood to introduce himself. At the time, we had no need for a realtor however, both my husband and I got the sense that Scott was a very honest person and very committed to the community. When we finally moved and had to rent out our condo, we initially tried to rent it out on our own. After about a week with no interest, we decided to enlist the help of an agent. The only agent that we thought of using was Scott because we had such a great impression of him. When I met with Scott, he was very professional and realistic. Rather than flat out telling me I was never going to get the rent that I originally wanted, he sent me market comps and helped me decide on a good starting point for the asking rent. Even though we put the condo on the market at a very tough time- at the way tail end of summer after school had started, he was able to find a good tenant in about a month. He put in a lot of hard work with over 30 showings and I'm sure countless phone calls. We also appreciate all the extras that he did without being asked- restaining and finishing several cabinet doors that had been damaged, a welcome basket for the new tenant, etc. Scott spent a lot of time and effort even though the commission on a condo rental is minimal. In an industry like real estate brokerage where word of mouth and reputation is everything, Scott seems to have the right idea- to stay focused on having the best reputation and giving the best service out there rather than just focusing on his commission.

Scott Gunther was recommended to us by a friend to be a good choice for agent in selling our Irvine home. We were not disappointed. He was very knowledgeable and articulate, often offering useful personal opinions. He kept us informed throughout the listing and eventual sale of our house. He was always easy to reach via phone and e-mail even though we resided out of state. He spent time explaining each step of the selling process. We felt he gave us his full attention at all times. Scott is a honest, reliable, and dedicated real estate agent I'd recommend to anyone. I recently listed my condo for rent though Scott. Within a day of signing with Scott, the condo was rented to someone I knew. Scott didn't make a fuss about it at all, and helped me with the paperwork for the lease anyways, even though he didn't get his commission. His attitude was positive and all he cared about was that I was happy and that maybe the next time I list my condo it will be with him. I have never met such a sincere and caring agent. He is definitely in the real estate business for the long run since he is cares more about his clients than his commission.

I'd give him six stars, if I could. I highly recommend Scott.

I met Scott when I bought my first house in Irvine. Unfortunately for me, he was the seller's agent at the time. After working with my own agent, as well as interacting with Scott, it was obvious that my own agent was not in the same league as Scott.

Even after the sale, when problems arose, Scott was right there to stand behind his work. We had some issues with our HOA and Scott went out of his way to do what he could to make sure his clients, who were long gone by then, were still well represented.

I knew even then, that the next time I needed a Real Estate Agent, Scott was going to be my first call. Well, that time came and I recently hired Scott to sell that same house in Irvine.

As expected, Scott is trustworthy, informative and responsive. Orange County is his neighborhood and it shows.

Needless to say, I had a great experience. In the rare event that he's unable to answer his phone, he will return your call (or email) promptly. I always felt as though everything was done in my best interest. My questions were always answered with information and not with pressure to take action. I never felt pushed to act quickly or that I was wasting his time, as some agents tend to make you feel. There are no stupid questions with Scott, he is patient and accommodating, and always answered my questions without making me feel stupid for asking.

Buying or selling a home can be very difficult and stressful, Scott's expertise makes the experience as pleasant and as stress free as possible. I would definitely hire him again.

I first "met" Scott on the Irvine Housing Blog, where people had nothing but great things to say about him. We were working with Redfin at the time, but had decided we wanted a little more service than we were getting from the online realty site. We had originally gone with Redfin due to the fact that we didn't trust realtors, and we felt they were only out for their own good. Redfin seemed like a good match since we were tech-savvy people. In the end we felt like we were losing out on deals to people who were working with "standard" realtors. This is where Scott came in to the picture...

Because I had read such great comments about Scott on the IHB, he seemed like he was going to be a trustworthy guy. We called him, he came to our house, and we told him we were interested in buying, but we weren't in a huge hurry. He didn't try to push us to buy now, only when we were sure the house was right for us. When Scott saw things that seemed to really meet our criteria, he would contact us. It was the perfect type of relationship for us. We felt like we were being helped without being pushed into something we weren't really interested in. When we finally found "the one", Scott was there every step of the way. We were first-time homebuyers, so we were new to the whole process. He always laid out all of our options, making sure that this was really what we wanted. He was very patient with all of our questions. Scott even helped us out with some landlord issues on a rental he wasn't even a part of. He went out of his way to tell us our rights as renters, and he even provided us documentation to help in our fight.

We moved in to our new house this past weekend, and we couldn't be happier! I would recommend Scott without reservation. I truly trusted him, which I never thought I would say about a realtor! :)

Scott is one of the most excellent agents you can work with. He is helpful, patient, understanding and knowledgeable. He help me sold one of the most difficult type of property in Tustin, a condo under affordable housing program regulation. He was very responsive and always on top of everything to make sure the deal gets done efficiently. He was able to balance the negotiation on both side and played a big role in helping to reach an agreement.
Buying or selling in Tustin I will probably not work with any other real estate agent other than Scott. I had a good working relationship with him and appreciated all the work he had done to help me sell my property.

When it comes to realtors, I had never met one that I could trust and always took what they said with a grain of salt. I can honestly say that Scott's the first one professional I've met where I can just take what he says and run with it. Scott went above and beyond to help me lease my condo, and his advice helped me reach my goal in a timely and economic fashion.

My family and I were in a similiar situation as a lot these days and needed to get our home sold quickly. After our first meeting I felt that he would be the best fit for the job. His attention to detail and willingness to help out was tremendous. He never made me feel as though I was asking a stupid question and never pushed us. He always gave real info as things were happening and kept us up to date. I never had to wonder what was going on. As a side note... The last real estate transaction I was involved with was not the best. I walked into my relationship with Scott very jaded and defensive. We cold called Scott from our home in Northern California. We were interested in visiting Irvine to see if it might be a nice place to relocate. We had no job offers in Irvine; we were just interested in checking it out. Even though our buying a house with Scott might be a long shot, he still put everything he had into helping us evaluate Irvine and Irvine real estate. He sent (and continues to send) us daily real estate updates of houses that fit our criteria. And when we went to Irvine for a 4 day whirlwind tour, he shopped for 6 hours with us on a Sunday. He had called ahead to assure we could see houses in many neighborhoods. He drove us through those neighborhoods and others describing the characteristics of the neighborhoods and floor plans in them. He was even willing to take us out a second day to see properties in Tustin. He was clearly very familiar with the area.

Recently, my wife and I decided to sell our investment property in Orange County, CA. Neither of us were blown away by the realtors we've worked with in the past, so my closest friend of seventeen years referred us to Scott Gunther.

While I was interviewing Scott, it became obvious that he had a firm command of the local market conditions and was using the latest technologies for marketing his clients' listings (this was critical to my wife and I because we wanted to quickly sell our property AND get top dollar). By the time we finished bombarding poor Scott with questions, we were convinced that he possessed the knowledge and ability to sufficiently get the job done.

What we didn't expect was the impressive level of customer service we received. From a strategic standpoint, Scott's approach left my wife and I feeling heard and like we were an integral part of developing a strategy that fit our specific needs. When it came time to implement our strategy, Scott went above and beyond to make the sale.

For example, the buyer requested that the glass of the sliding glass door be replaced and that the fireplace be repaired. Scott leveraged one of his contacts to replace the glass and he picked up the tab, calling it an "early birthday gift". As for the fireplace, Scott traveled all over town to find the rare replacement part required for the repair. Once he found the part he worked with his contractor to complete the repair. Again, out of his own pocket.

I told my wife that using Scott was the equivalent of a pilot using the autopilot function. Despite the complexity of the flight (or sale), you can recline your seat with the reassurance that you'll smoothly reach your intended destination.

Scott was great. always answered his phone. always answered my questions. knows Irvine really well. went the extra mile just to get us into the rental home we wanted...even after the property manager dragged his feet, etc. then after we moved in he kept checking in, offering to help work any last details out with the lease and property manager. I first came in contact with Scott Gunther (Irvine Realtor) on the Irvine Housing Blog. He got great reviews from the people that used his services and provided a perspective on Irvine real estate I thought was not possible to get from a realtor.

My family decided to sell our house in Pasadena and move to Irvine and were in need to find a realtor to help us get into a lease while waiting for the housing market to continue its collapse. I contacted Scott who was exceptionally helpful, knowledgeable and totally pleasant to work with. He successfully helped us find a great housing solution that is going to work great for our family including our two young daughters. As a prospective home buyer, I am still getting to know the Irvine housing market. I first met Scott at an open house, but was also familiar with him from his presence on the Irvine Housing Blog forums.

Scott is an excellent realtor and I would highly recommend him to friends, family, pretty much everyone. He can help you find a house/condo/townhome and does it all with honesty and integrity. He's different from other realtors for several reasons:

1-- He gives you ALL the info behind a place, not just what the other realtors want you to believe/see on MLS.
2-- He will disclose his commission on different places, so you know he's not pulling for one place over another based on commission.
3-- He's funny and randomly quotes TV/sports/Monty Python.
4-- He answers his emails/voicemail super fast and never leaves you feeling like you're alone in the process.

Basically, there's nothing the guy can't do. I once saw him scale a 14-foot fence to get to a lockbox. The man's on a mission every time he shows you places, and that's remarkable. If you're serious about finding/selling/buying a place, he's your man and I can say that without any reservations.

One last thing-- He knows so much about Irvine/Tustin/OC that when we saw certain houses, he would be able to tell us about the neighbors in the area, the best places to eat nearby, and other info that shows he researches constantly. That kind of information is invaluable when trying to decide on a long-term purchase.

That being said, I am giving a five star rating to Scott. Why? Because Scott isn't a "typical" Realtor, he is the Realtor I'd be if I was one. The guy is helpful, honest, and hard working (yes, I know, I'm using alliteration). And when you are looking to make one of the largest financial decisions of your life, you need someone who has those qualities.

He's helped me navigate around a couple of minefields that I would've run into if he didn't provide his expertise. I now feel more educated about various topics and can confidently use some resources he's directed me towards. He will tell you like it is, and give you advice based on what is best for you. Now how many people in the real estate market would you say that about?

There is another plus for me: He does have a pretty good website that has useful information and is professional. I've seen other websites from those in the industry and they are amateur, at best. So it is refreshing to see someone who understands that clients should be treated professionally and with intelligence. His knowledge of the market is impressive, and doesn't fall into the category of being flashy with little substance. In our correspondence he has always provided accurate information and been prompt in his replies.

Although I'm not ready to buy quite yet, I am comfortable to say that Scott is going to have my back when I am ready to buy. For now, helping me to look for a new lease shortly is something that makes me more confident about finding a rental. But for those of you in the market to sell or to purchase something, I'd recommend Scott. Forget the self-promoting fliers you receive at home or some cheesy website Realtors use to promote themselves. When it comes to deciding on who to help you with real estate, trust a fellow Yelper who doesn't take 5 star reviews lightly.

Scott helped my wife and I sell out house in less than 20 days and relocate into our current home. He kept us informed throughout the selling process and was always a phone call away. My wife and I used other local realtors but weren't impressed by the pushiness and lack of consideration to our needs. We came across Scott Gunther and he did not force us onto anything we couldn't handle. He was very professional, upfront, and honest in his dealings and he went out of his way to doing alot of things for us. The main thing that was important was communication and he kept us in tune with everything that was going on and up to date on things we needed to know. After getting in touch with him, it confirmed the good things I've heard -- Scott strikes me as an individual that's ready to give honest, professional, advice that's in my best interests. When I first met Scott, I thought he was just "another schlocky realtor." Was I ever wrong, and I'm thankful he had the persistence to prove it. Over time, he demonstrated that he was far more knowledgeable than most realtors and if he didn't know something, he took the time to get educated so that he could be of help.

When the time came to place an offer on a home, I called Scott and set up an appointment. He not only walked us through that transaction (which didn't work out - not his fault), he kept looking with us - and looking and looking. He has the patience of a saint.

On that first transaction, he really took the time to explain it to us, helped us strategize, and went above and beyond to see it through. Most importantly, he *listened* to what we stated were our needs, goals, and objectives.

I have never met a realtor who worked so hard and has so much integrity. Whether buying or selling, I would recommend Scott without hesitation.

Highly recommend Scott for your real estate needs. Met Scott at an open house, when we were still in a decision process of whether to buy or lease a home because of the market downturn. Scott gave us an *honest* assessment of the market where we were looking, and actually provided real data to back up his assessment. Based on the information he provided us we decided to lease.

What impressed me the most is that he was willing to give us the facts which steered us toward a lease --- despite the fact that a lease would ultimately be less profitable for his own business. This is the definition of not only honesty, but true market knowledge. Scott has earned my business when the right time to buy does come along. I have already told many others about him, glad to see he has a Yelp page to spread the word to the masses.

I give Scott HIGH marks for his recent work listing my home for sale. He is a hard working, dedicated individual who takes pride in his attention to detail.

From the start, he went above the call of duty to help me get the house ready to be shown, coordinated an excellent staging team, hired a great photographer, put together first class marketing collateral and got the house on the market almost overnight.

Scott used a wide spread marketing approach from a great looking website to newspaper/magazine ads to all the internet search engines have to offer. We had immediate exposure and received our first offer within a week of the house hitting the market. I was very impressed especially in this market.

Scott represented us as well on the buying side. He set up a personal website for us that gave us daily status updates on all the areas and homes we were interested in, spent a number of weekends with us touring homes and helped us negotiate a great deal on a short sale.

I would recommend Scott highly to anyone looking for a good realtor on either the purchase or sales side.
